Technology is changing the way we do business. Ten years ago, there would be no way for a home owner to estimate their homes worth without the help of a real estate agent. Today, there are resources like RedFin and Zestimate (from Zillow) that can help you get close to an estimate.
Nothing compares to the experience of a professional agent, but it is important for you to understand your home’s value before talking to a professional.
Start here: www.redfin.com
Type in an address and look at the RedFin estimate at the top of the page.
Then go to www.zillow.comand do the same thing to get the Zestimate
This is just your starting point. You also need to consider the condition of your home vs the homes that have recently sold in the neighborhood, how many homes similar to yours are on the market at the moment and what time of year you are looking to sell.
Your agents should suggest, and in some cases pay for, simple things that can help you boost the value of your home:
1. have an inspection done before you list the house, and have any major issues addressed
2. make sure you have had a gardener visit and trim trees and clear any yard waste
3. stage and/or remove clutter and any personal items
The final stage is talking to your Agent to agree a price. Your agent does not have as much to lose as you do if you price the home incorrectly. Too high and you will not attract interest. Too low and you will sell quickly, but probably could have made more money.
